Rent and Deposit

Rent for new tenants ranges from $505 to $560 per month, with a $300 deposit. The deposit is fully refundable if the apartment is clean and undamaged when you move out.

Utilities

We pay for water, garbage, sewer and basic cable. Cable is from Comcast.

You pay for electricity, gas and telephone. Average electricity bills have been from $35-$40 per month and gas has been about $15 in the summer and about $30-$35 in the winter.

In a few cases and for various reasons tenants may choose not to put the utilities in their name. In such cases we will pay the bill and then bill you. The charge for this service is $5.00 for each bill paid in the tenants behalf.

Rent Increases

We limit rent increases to once per year. When we increase your rent, the new rate will be somewhere between your old rent rate and the highest rate paid by tenants in comparable apartments. This means people who have been in our apartments longer are paying less than new move ins.

No smoking

We are no longer accepting any smokers. Smoking in the apartment or on the grounds may be grounds for eviction

Pets

We may accept pets in some cases. Pets must be pre-approved. An additional $250 deposit is required plus an additonal $10 per month per pet. We will decide whether to accept a pet based on type of pet, size of pet and how recently the apartment was remodeled. Pet privileges may be revoked if neighbors complain about noise, feces, etc. Don't get a pet first than ask permission. We could terminate your lease.

Leases

We don't usually require a lease, though if you prefer, we will provide one. We rent on a month-to-month basis, so you aren't locked in to a full year. Most or our tenants still end up staying a year or more. When you decide to move, it won't be that hard for us to rent the apartment again. We'd rather find a new tenant on our own than take chances. Who knows what someone desparate to sell their contract might dredge up!
